We are a local company that likes to take care of every detail of all the properties we manage. This is why we only manage holiday homes in Barcelona and L'Hospitalet de Llobregat. Quality is also paramount to us, which is why we manage refurbished, well-furnished and well-equipped properties.

Of course! We have extensive experience in the management of both single units in residential buildings and entire holiday home buildings (vacation home buildings, holiday apartment buildings and seasonal apartment buildings). In fact, more than half of the apartments we manage are grouped together in buildings.

We are committed to a personal service adapted to the needs of each owner. We appreciate how frustrating it can be to make long phone calls only to not get an answer to your question about your property. This is why you will always deal with one of our team members, who will answer your questions at all times. For us, you are essential and your peace of mind is very important.

We only manage apartments on an exclusive basis, as we believe this is the only way to maintain our high standards of quality and flexibility in management. This way, we are able to maintain the reputation of the property and, in turn, its profitability.

At present, it is not possible to obtain a permit as tourist accommodation throughout Catalonia, so it would not be possible to rent it for fewer than 32 days. However, you can rent your property on a seasonal basis (more than 32 consecutive days) at the market price.

Click&Flat is registered in the Register of Estate Agents of Catalonia (AICAT) as required by current legislation, and we have a Civil Liability (CR) insurance policy that covers our services. And not only that, but we are also part of the Association of Tourist Apartments of Barcelona (APARTUR), as well as the Association of Property Agents (API) to keep up to date with all the latest developments in the sector.

We will analyse the characteristics of your property to provide it with visibility in the agencies that best suit the type of property and the type of rental. In any case, we will always advertise on the portals that will bring us the most benefits, minimising the risks associated with using a single platform. We will also tailor the content of the advertisement to target the most appropriate target guest profile for your property.

We have a team dedicated to setting dynamic prices based on the characteristics of the property, location, supply and demand. This allows us to optimise occupancy, obtaining a maximum return on your property.

Our team will be in responsible for establishing these conditions in the most appropriate way, in order to maximise bookings and keep cancellations to a minimum.

We will take care of collecting the tourist tax and submitting and paying the corresponding tax in a timely manner.

We will inform the Mossos d'Escuadra (Catalan National Police) in a timely manner of the information required from guests staying in your home, in accordance with current regulations (Order IRP/418/2010 of 5 August).

We have to differentiate between holiday rentals and seasonal rentals. Holiday rentals: nowadays, some platforms already have insurance that covers damages caused by customers. In these cases, we will arrange for compensation for damages with the platforms. In the platforms that do not have these types of insurance, we will charge a security deposit that we will return after the departure of the guest, once the condition of the property has been checked. Seasonal rentals: we will request security deposits from the tenants, which usually correspond to one month's rent. We will return it once we have checked that the property is in good condition after departure.

This is an issue that we are very focussed and uncompromising on. In our advertisements, as well as when handing over the keys, we inform the guests about the rules of the house and the consequences of not complying with them. One of the common rules in all apartments is that there may be no parties or noise during sleeping hours. To monitor this, we install sound detectors in the apartments and, in the event of non-compliance, we penalise clients.

We have an appropriate maintenance team to resolve most breakdowns. In the event of specific malfunctions such as those of household appliances, we will always contact a specialised service technician.

We will report it to the insurance company and follow up until it is fully rectified.

Transparency is a basic principle for us and for this reason you will have access in real time to our extranet, where you will be able to consult all the information you need to keep up-to-date with the performance of your investment.

The cost of our services will be a percentage of the net invoiced amount. The net turnover is the rental amount minus agency commission. (Airbnb, Booking, …). The laundry and cleaning services will be charged separately.

Contracts are usually for a one-year period, and are renewable. We consider that one year is the necessary time to be able to evaluate the quality of our services and the economic results. Of course, we can consider other options to meet your needs.

We will pay, by months in arrears, the amounts that we have received from the guests for the rent, less the expenses for the period. In these payments, we will inform you of the guest's details, check-in and check-out dates, as well as the amount of each rental amount minus the accrued fees and possible expenses related to the activity.

You will receive your payment by bank transfer no later than the 10th of the month following the payment period.
